Looking at past pandemics, such as the 2003 SARS outbreak, there is a significant decrease in home sales during the outbreaks while home prices only decreased slightly. With the data available for March, we see home sales have slowed down. Websites like Zillow are reporting a significant drop in online home searches as well. Most importantly, experts are saying there is no reason to believe that this dip in home sales will continue throughout the rest of the year. In and around Boston, the months of January and February were very successful real estate months. In part thanks to the mild weather, we saw the continued high demand for housing, and a shortage of inventory that we have experienced for years.

With low long-term mortgage rates and a shortage of inventory that is not going away, we believe the months of July and August will be this year’s “Spring Market”. For now, while sales may not be as competitive as previously thought, homes are still selling. There are buyers looking that are qualified and ready to purchase. Technology is playing the biggest role in the real estate market right now, and we don’t see that changing.
